Eight steps to selling your home. P L E A S I N G   P R E S E N T A T I O N

  1. Understanding Market Conditions
    The Real Estate Market is always changing. It helps to understand how market conditions can affect your position as a seller. I will keep you up-to-date on these conditions.

  2. Pricing your property
    A current Market Evaluation will determine what homes have SOLD for in your neighbourhood and what homes are available at this time. From this information we will determine your properties price. This is a very important step as it has been proven that having early activity on a property will produce the best offer.

  3. Signing a Listing Agreement
    This is a formal contract between myself and the homeowner. This contract will have a set period of time, and will commit you to a pre-established marketing fee that is to be paid upon the successful closing of the sale.

  4. Preparing you home
    When selling your home remember the old saying "You never get a second chance to make a first impression". Give prospective buyes a favourable first impression and it can lead to a better sales price and less time on the market.

  5. Offers
    This is when another real estate agent will present their clients offer. We have 3 options. We can accept it as is, counter the offer, or decline the offer. All these options are your decision. I will help you decide which is in your best interest.

  6. Fulfill
    Once an offer has been accepted, it is up to both parties to fulfill the obligations in the contract. Once all subjects have been removed, then the contract will be firm.

  7. Lawyer/Notary
    You will need to choose a Lawyer or Notary Public to do your conveyance. This is when any outstanding mortgages are paid out (if applicable) and title is transferred to the new homeowner.

  8. Get Ready to Move
    You will give up possession of your property at 12 noon on the possession date (unless otherwise specified in the contract). The property is to be vacant and clean. It is easier if you start packing early, then it doesn't seem like such a large task. Start with the items you won't be using ie. if you are not moving at Christmas time then pack up all your Christmas decorations and store in a room not used frequently. You will need to have all your utilities and insurance cancelled on the property as of your departure date.
