Tips for Sellers Pleasing Presentation Most buyers look for homes that are well cared for and bright. In general, clean and spiffy. Below are a variety of suggestions to help your home sell faster. It is estimated that more than half of all houses are sold before the buyers even get out of their cars. So stand across the street from your house and review its curb appeal. Outside:
Remove newspapers, bikes and toys. Park extra cars away from the property. Tidy garage. Paint, fix or wash doors and windows. Trim back the shrubs. Apply fresh, clean paint throughout. Clean windows and window coverings throughout. Keep plumbing and all appliances in working order - repair dripping faucets and leaky toilets. Oil hinges, tighten doorknobs and faucets. Maintain all sealants (window, tub, shower, sink, etc.) in good condition. Make sure roof and gutters are in good condition; no repairs needed. Mow the lawn more frequently and plant flowers. Keep pet areas clean. Inside:
Quick once-over with the vacuum; carpets should be clean. Place fresh flowers in the main rooms. Put dishes away, unless setting a formal display for decoration. Make beds and put all clothes away. Open drapes (close at night) and turn on lights for a brighter feel. Replace all burnt out bulbs and faulty switches. Straighten closets. Put toys away. Turn off television. Play soft music on the radio/stereo. Keep pets out of the way and pet areas clean and odour-free. Secure jewelry, cash, prescription medication and other valuables. Enhance the spaciousness of each room. Pack away personal pictures and collectables to allow buyer to envision own furnishings in home. Important Reminders:
Tell us which rooms benefit from sunshine or cool breezes. Place fresh flowers in the main rooms. Tell me what you like about the house, the yard and the location. Strong cooking or smoking odors can ruin a sale. Make sure your home is fresh for showings. Aroma - many scents are conducive to feelings of well being and happiness. Baking bread, boiled cinnamon, freshly baked cookies. An air freshner with a baked cookie scent is now available. Boiling a small cinnamon stick in water for 30 minutes provides a pleasant scent, as does freshly baked bread. Bread dough can be purchased that just goes in the oven and is ready very quickly, providing that homey scent of freshly baked bread.
